Terms of service
These terms govern the management agreement between Messinian Stays and each property owner who entrusts us with their property.
Scope of services
Messinian Stays provides end-to-end short-term rental management: professional photography, listing creation and optimisation, dynamic pricing, booking management, guest communication, check-in/out coordination and professional cleaning after each stay.
Fees
Our management fee is 20% of gross booking revenue. A cleaning fee of €40–50 per booking applies, depending on property size. There are no monthly retainers or setup fees.
Owner obligations
The owner confirms that the property holds the required short-term rental licence (AMA/AADE) and is in good condition. The owner grants access for photography, cleaning and guest check-in/out.
Termination
Either party may terminate the agreement with 30 days' written notice. Confirmed bookings already in place will be honoured through the guest's check-out date.
Liability
Messinian Stays is not liable for damages caused by guests beyond what the relevant platform's Host Guarantee covers. The owner retains full ownership of the property at all times.
Governing law
These terms are governed by Greek law. Disputes are subject to the courts of Kalamata.
