Why you need an AMA number — and how to get one
If you rent out a property on Airbnb or Booking.com in Greece, the law requires you to be registered in the AADE Short-Term Rental Property Registry. The result: a unique Property Registry Number (AMA) that must appear on every listing.
What changed in 2024
Under Law 5073/2023 (in force from 1 January 2024):
- Mandatory AMA display on every platform
- A new fee scale — based on rental period and property type
- Electronic declarations via myDATA for every payment above €500
- Fines from €500 to €5,000 for non-compliance
Step-by-step registration
- Tax return: Make sure the property appears on your E9 declaration.
- myProperty login: Link the residence to the AADE portal.
- AMA application: Via registry.aade.gr — takes 5-10 minutes.
- Update your listings: Add the AMA to Airbnb, Booking, Vrbo, etc.
- myDATA setup: Connect your income to electronic invoicing.
Short-term rental fees in 2024

The Municipal Accommodation Tax is charged separately — up to €4/night for urban areas.
What happens if you don't comply
AADE has already issued fines to owners without an AMA or with inaccurate details. Platforms are required to suspend listings without a valid AMA by end of 2025.
